BOOKING CONDITIONS at apartment 35 Clube Albufeira Resort

1.    The holiday apartment as given above "35 Clube Albufeira" ("the Property") is offered for holiday rental subject to confirmation by Mr JORGE DA SILVA & Mrs SOLVEIG LINDSTRÖM ("the Owners") and these conditions only apply to this privately owned apartment

2.    To reserve the "Property" the Client should complete and submit the booking form and pay the NON RETURNABLE holding deposit via the links on the confirmation page (this deposit will be returned only if the dates are not available), the owners will then reply with confirmation of receipt of the reservation and deposit, This is the formal acceptance of the booking.

3.    The balance of the rent together with the security deposit (see clause 4) is payable not less than eight weeks prior to the start of the rental period. If payment is not received by the due date, the Owners reserve the right to give notice in writing that the reservation is cancelled. The Client will remain liable to pay the balance of the rent unless the owners are able to re-let the ”Property”. In this event clause 6 of these booking conditions will apply. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking.

4.    Access to the apartment is allowed any time from 16:00 hrs onwards on the day of arrival (unless otherwise agreed in writing with the owners) and departure must be before 10:00 hrs on the day of departure (unless otherwise agreed in writing with the owners). Failure to leave at 10:00 hrs without agreed permission from the owners will invoke a charge against your security deposit of not less than 30% of the security deposit. In the event that you do have permission in writing then no charge will be made. If vacation of the ”Property” is later than 10:00 hrs on the morning of departure without written permission then the owners will make the deduction from the security deposit as stated to cover any & all charges levied by the cleaning company due to disruption of their schedule or for any other reason.

5.    A security deposit of £150.00, 2100 SEK or €200 per rental/letting period is required in case of, for example, damage to the property or its contents. However the sum reserved by this clause shall not limit the Clients liability to the owners. The Owners will account to the Client for the security deposit and refund the balance due on the day of departure or within 14 days of the end of the rental period.

6.    This is a NON SMOKING apartment as under Portuguese law smoking is not allowed in rented property. If an accident happens as a result of smoking inside of the property or as a result of the use of lighted candles in the property the client shall be held fully responsible for all costs arising, those costs will not be limited by the security deposit.

7.    Any chargeable expenses arising during the rental period can be either settled on invoice or set against the security deposit if no prior arrangement has been made. Any services requested by the client and provided by Clube Albufeira must be paid directly to the reception there ie ferry buses, internet, taxis etc

8.    Long lets of 28 days or more are offered at a special price as given on the first page of this website the offer covers 28 days and any additional days are charged on a prorata basis. The security deposit for this type of let will be £250, 3100 SEK or €300. The reservation/holding deposit for a long let is £250, 3100 SEK or €300 and the balance will be due 8 weeks prior to the arrival date or in cash to the housekeeper on the day of arrival. The monthly figure does not include airport transfers (but these can be arranged on behalf of the client). Nor does the special rate cover electricity. This is charged at the rate of 24 Euro cents per kilowatt as based on the meter reading at the ”Property” (this amount must be paid to our representive ASAP upon a meter reading taken each 21 days ; the final due payment will be deducted from the security deposit if suitable), 2 sets of linen can be provided with an inventory and it is the responsibility of the client to ensure that at the end of the rental period there are no shortages, as any shortages will be charged for. It is also the responsibilty of the client to ensure laundering of the linen as appropiate during their stay. Water is included in the rental charge (All hot water is via Electricity; there is no gas used on this ”Property”). There is a wood burning insert fire for heating plus the Air con units can be switched to heating if required. This offer is only available for periods between End of October - Early March

9.    Internet and Sky TV are available in this property and are private to this ”Property”.

10. Passwords for the internet can be found in the info pack in the ”Property”.

11. Subject to clauses 2 and 3 above in the event of a cancellation, refunds of amounts paid will he made if the Owners are able to re-let the "Property ", and any expenses or losses incurred in so doing will be deducted from the refundable amount. The Client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, personal and other accidents and public liability etc., since these are not covered by the Owners's insurance.

12. Arrival & departure times are variable depending on flight times, the flight transfer bus/car will pick you up to take you to the airport 3 hours prior to the given departure time, this is to allow sufficent time to drive to the airport, unload and get to the check in desk. The rental period shall commence upon arrival at Clube Albufeira via the transfer bus/car otherwise the rental period shall commence at 4.00 pm on the first day and finish at 10.00 am on the last day (unless previously otherwise agreed). The Owners shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated (unless previously agreed).

13. The maximum number of people to reside in the "Property " must not exceed the number stated on the booking form unless the Owners has given written permission.

14. The Client agrees to be a considerate tenant and to take good care of the  "Property" and to leave it in a clean and tidy condition at the end of the rental period including the removal of any domestic/household waste created during the letting period. The Owners reserves the right to make a retention from the security deposit to cover cleaning costs if the Client leaves the property in an unacceptable condition. The Client also agrees not to act in any way which would cause disturbance to those resident in neighbouring properties.

15. The Client shall report without delay by telephone any defects in the ”Property”. Anyr breakdown in the equipment, plant, machinery or appliances in the property, so that arrangements for repair or replacement can be made with out unnecessary delay. Said telephone call will also avoid any misunderstanding with regard to the responsibility for the said damage.

16. The Owners shall not be liable to their Client:

- For any problems or inconveniences caused or created by Clube Albufeira and should address any complaints regarding said problems or inconveniences directly to the reception at Clube Albufeira.
Any breakdown of equipment inside the ”Property” must be reported without delay to the housekeeper (name and contact are in the laminated sheets in the ”Property”).

- The housekeeper will endeavour to rectify the problem without unnecessary delay.

- For any breakdown of services supplied by a third party ie Internet IPTV or any other service.

- For any temporary defect or stoppage in the supply of public services to the "Property", nor in the respect of any equipment, plant or machinery.

- For any loss, damage or injury that may occur while on the owners property howsoever caused, or for any loss damage or injury which is the result of adverse weather conditions, riot war, strikes or other matters beyond the control of the Owners.

- For any loss, damage or inconvenience caused to/or suffered should the "Property" be destroyed or substantially damaged before the start of the rental period and in any such event the Owners shall, within seven days of notification to the client refund to the Client all sums previously paid in respect of the rental period and endeavour to find alternative accommodation at Clube Albufeira of the same type of apartment if so requested.

- The Owners reserves the right to vary these conditions for this holiday apartment without prior notice.

- Under no circumstances shall the Owners liability to the Client exceed the amount paid to the Owners for the rental period.
